General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

Can additional furniture be brought into the apartment

You are welcome to bring additional furniture with you, but don’t forget that we fully furnished all of our apartments.

Can I pay my bill with a credit card? Is there an extra charge?

Great news! EVO added a new feature that lets you pay online! View your balance, submit electronic check, or pay with a credit/debit card from any computer or smartphone! Just log on to our website, click the “Residents” button. After logging in, you’ll be taken to our Resident Portal to make a payment.

Do you allow pets?

Yes! We love our furry friends hear at Evo! Breed restrictions apply*

How are roommates matched?

If you’re looking for a roommate, fill out our roommate-matching questionnaire online when submitting your application. Our team will use that information to match you and your future roommate.

How are rooms assigned?

Residents are assigned a unit by the specific floor plan and floor range they sign for. Please note, all floor-plan requests are first come first served, your requests are not guaranteed.

Is there transportation to campus?

Evo does not provide transportation to campus. We are conveniently located in University City, 0.2 miles from campus and just 1 block away from the 30th Street Station, Philadelphia’s biggest transportation hub!

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar will accept a security deposit of two (2) installments.

If I pay in full, do I get a discount?

EVO does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. We offer lease re-assignments for a $300 fee. Please see a leasing professional for further details.

What does an individual lease mean?

An individual lease means you are only responsible for your rent and bedroom, with a shared responsibility of the common area. So if a roommate transfers to a different unit or moves out, you don’t have to worry about a thing! Your rent will not go up and you will have no liability for the other person!

What utilities are included in my monthly installment?

Trash, Water/Sewer, and Internet are paid by Evo. Each resident receives a monthly $25 credit towards their electricity.

Do the apartments come fully furnished?

Our apartments come fully furnished with leather furniture in the living room and stylish bedroom furniture including a bed, dresser, desk and chair. We also have the appliances covered! Each apartment includes a refrigerator, stove, oven, microwave, dishwasher, garbage disposal, and washer and dryer.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. All residents have the ability to create an online, secure account through resident portal. Residents also have the ability to set up a recurring payment through their resident portal. Please contact the office if you have questions on your online account, or how to create a profile.

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can’t imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?

Yes, for your lease renewal, your guarantor will need to sign again to ensure all agreements are up-to-date.

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as “1,2,3”! Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click “Accept”
3. Follow the prompts to sign the new lease agreement.
